Affiliations

Professional home inspectors who belong to a professional organization are often held to a higher standard because of the requirements of the professional organization. In order to maintain a membership in good standing the inspectors must adhere to all the rules and regulations of the state as well as the standards set forth by the professional organization.

Inspectors within the suburbs of Chicago are eligible for membership with The National Association of Certified Home Inspectors, Chicagoland Chapter, also known as NACHI Chicago. Although membership into this not-for-profit organization is not mandatory for Chicago inspectors, it does indicate that the inspectors are not only current on all Illinois certifications but also that they participate in community service projects on a regular basis.

Other affiliations to look for include:

References

One of the best ways to select a professional home inspector within the Chicago suburb area is to get a personal recommendation from someone else. If this isn't possible, find a home inspector who will gladly hand over a long list of previous customers who are willing to chat about their experiences with the inspector.

Request a list of references from a potential home inspector before signing a contract.

Availability

Some home inspectors within the Chicago suburb area have flexibility in their schedules and can offer quick turnaround. Rapid service should not be your only requirement, however, because you want to make sure that you are getting a thorough inspection and not just speedy service.

For example, National Property Inspections of Northern IL., Inc. will conduct home inspections six days out of the week as well as by appointment while ProInspect makes a point of only conducting one inspection per day so as not to "rush" the process. Chicago suburb residents needing an inspection have many options when it comes to the timing of their inspections.

Cost

Similarly to an inspector's immediate availability, the cost of an inspection should not be the driving factor when deciding on an inspector. With so many capable home inspectors within the area it's a good idea to search for the inspector who will do the best job at the lowest price.

Independent home inspectors are not metioned in this article. Very fine and dandy information here yet no mention of potential conflict of interests with agents and home inspectors and the potential for an inspector to view an inspection as a marketing opportunity to agents that may be present at the inspection.
