HUD housing loans and grants for first time homebuyers allow potential borrowers to qualify for mortgages that they may not have otherwise been able to obtain.   • You have been consistently employed for at least three years. This does not necessarily mean that you must stay employed by only one employer for the full duration of the three years. Your employment history can include switching to a different company as long as your overall employment is consistent.
  • You pay your debts on time. HUD loans may allow for a couple of missed payments here and there, but for the most part you will need to have a consistent history of paying your bills. If you don’t have credit cards or loans, you may be able to demonstrate your ability to pay bills using utilities and rent.
  • You do not have an overwhelming amount of debt. HUD and participating lenders understand that you may have some debt, but if you are clearly overwhelmed with bills then you may not be able to get approved for a loan guarantee.
  • You can put down some money for a down payment. HUD loans demand a much smaller down payment than conventional loans do. Conventional loans may also feature regulations as to the source of the down payment funds, but with first time homebuyer FHA loans the money can be a gift from someone else.

FHA loans have to be processed through an approved lender.

The good news is that many lenders offer first time homebuyer programs that can be used in conjunction with HUD programs. Be sure to inquire with your lender to see if there are programs available.

HUD Grants for First Time Homebuyers

HUD offers a variety of grants to small businesses and other organizations. Information regarding the availability of grants in this category can be found at Grants.gov.

Grants for first time homebuyers are also available through HUD from a variety of sources. Common situations which merit grants from HUD include, but are not limited to:

  • First time home buyers purchasing homes within approved locations such as:
    • Rural areas
    • Areas zoned for economic stimulation
  • First time home buyers actively working within certain occupations including:
    • Fire fighters
    • Teachers

Grant opportunities from HUD are constantly evolving, so it is a good idea to check with HUD directly to find out what grants may be available to you.
