What happens in a foreclosure? Homeowners lose their homes when they can't maintain their mortgage payments or they don't pay real estate taxes as scheduled. Lenders will only allow for so many late payments until it becomes obvious that the home needs to go into foreclosure.

Although foreclosure laws vary from state to state, most foreclosures begin after the lender has tried repeatedly to collect payment without success.
