The best sources for information on low cost local housing is usually local sources. A call to your city hall, social service area and local churches should be able to help you identify low cost housing opportunities or to find a roommate who already has a low cost housing opportunity.

While you may be able to find a grant program, you may still run into some issues when applying for a loan with a bad credit score. Subprime lenders have tightened their standards substantially. Check with FHA to see if there is a program suitable for your needs.

You will notice that most grant programs want to make sure that the single mom has the means to retain the home they purchase with the assistance they receive. You'll increase your chances of getting help to purchase a home if you can maintain some form of employment and have acceptable credit.

Remember that buying a home does not guarantee financial security. Until you're able to get your own place remember that being a mom is a very important job. You obviously care very deeply for your children, and that's the most important thing for now.

hi i am 23 yr old mom of 2 precious babies a boy 2yrs old and a girl 10 months old,we are currently staying in a friends basement and I want us to be a family like normal people live, ive tried so many times but i get laid off or the daycare is to expensive so i cant go to work with no one to keep the babies, it hurts so bad seeing them like this they deserve so much more and i want to do whatever it takes to make that happen i think i need some help to get started.

Bridgette, with the current mortgage climate you will want to focus on repairing your credit and building up a downpayment before attempting to buy a house. Subprime mortgages are becoming more difficult to get, and the interest rates are very high.

Michelle, may I suggest that don't want to get involved with purchasing a home until after you decide what you're going to do about your marriage? The fact is that buying a home can be a major stressor, and if you add to it the additional stress of a divorce then you'll be in for a very difficult time. It is unlikely that you will be able to find 100% financing in your current situation, and if you are married you do not qualify for any of the grants designed for single moms. I wish you luck with whatever your decision is regarding your marriage and with buying a home.

Hello! I'm a 34 yro mom of 3 daughters, 16, 12 & 4. I am not working, my 4yro has a metabolic disorder called Methyl Malonic Acidemia. She can not be placed in a daycare because of her weak immune system and she is on different meds. I dont trust anyone else to take care of her. I give meds & injections daily. My 2 oldest daughters father does not give any childsupport to them. I turned him into childsupport enforcement but they can't do anything right now because of him being in jail at moment. I am married but my husband dont like to work and doesn't want anything in life. Therefore i am looking to get out of this marriage. The home that we are in now belongs to my family and it is up for sale and they have a buyer. My income is coming from my daughters SSI check. Is there anything that i can do to get a 100% finance with low monthly notes? I need something to help me get on my feet and into a nice home for me & my girls? I am looking forward to going back to work after my babies older & has stronger health. Hopefully she'll be in some kind of education program.

Su, it's good that you have been working for a few years because mortgage lenders like to see a consistent employment history. Depending on your credit score you may be able to qualify for a mortgage with low income and a small down payment, but the lower your down payment and monthly income the less your chance of getting approved for a conventional mortgage. The FHA may be able to help you, so be sure to check them out: www.fha.gov

Allison, if you have no income right now then this probably isn't the time to look into buying a home. Even organizations granting money to single moms want to make sure that the homeowner will be able to keep the home by meeting the monthly mortgage payment obligations. I suggest you rent for now, find a job, and work consistently for at least a year or two before applying for a mortgage.

Carina, FHA has great programs for people with suitable income but not much money for a down payment. You may also want to talk to a lender about an 80/15/5 loan, which allows you to put down only 5% while the other 15% is put into an equity loan. As long as you have good credit and a steady income there should be nothing stopping you from buying a home, even if you don't have a full 20% down payment.

Lita, do you want to hang on to the condo with your brother? If not, one idea you may want to consider is having him buy out your portion of the ownership by refinancing in his name only and paying you the 50% equity you're entitled to. This would probably give you all the money you need for a down payment on another home. On the other hand, if you count on the rent money from this condo then this wouldn't be a good idea.

Is the condo in an area you would like to live? You can always consider finishing up the lease with the current renter and then buying out your brother's portion, if he's agreable to that. You would then move into the condo with your child and own it in your name.

When you say that you are struggling I wonder if you mean that you are struggling financially. If this is the case then it is a much better idea to get your finances in order before purchasing a home. Don't buy a home until your finances allow you to do so, because otherwise you are asking for trouble.

hmm.. where do I begin. I'm a single mom. I'm blessed with a beautiful intelligent child PLUS a condo I inherited when my mom passed away. The condo is co-owned with me and my brother. We collect rent every month, as my mom paid cash for it. I'm kinda struggling.. renting an apartment for me and my kid. I want to buy a home for us. Regina - Discuss your concerns about closing costs with both your Realtor and the lender you're working with. It's doubtful that there are any government programs for this, but you may find a motivated seller who's willing to cover part or all of the closing costs for you. Just make sure that any such agreement is specified in the terms of the purchase agreement. Best of luck purchasing a home.

Regina, is the USDA grant made in conjunction with the Federal Housing Administration? If not, and you have not yet contacted the FHA (www.fha.gov) then you may want to see if there is a supplemental program that will assist you in paying the closing costs. Have you asked about rolling the closing costs into the loan?

If FHA has nothing available for you, and if all other sources you explore can't help, then you may want to look toward alternate sources. Can you borrow the money for the closing costs from a bank, or from a friend or family member? If you go this route, be sure to check with the USDA loan program to see if this is allowed; some loan programs do not allow additional loans in conjunction with a mortgage loan approval.

If none of these sources pan out then I suggest conacting charitable organizations within your area. If you are active in a church you may be able to ask for help there, or you may be able to find a local service organization that accepts requests for grants or assistance. Turn your need for closing costs assistance into a local cause and you may be surprised at how eagerly the community responds. Good luck!

I am a single mother with one child and I have been approved for a USDA Rural Development 502 Direct loan. This loan program is made specifically for low income families to help enable them to become home owners. This program offers a 38 year term and interest subsidy down to 1% when needed. It also allows buyers to finance 100% of the price of the home enable people to purchase with no down payment.

My problem is the closing costs. I have a little cash on hand and that will have to go toward the general home inspection, well, septic and pest inspections and the first year's cost of home owners insurance, but I have no idea how to cover the closing costs.

I have already taken a first time home buyers class and I have searched for local assistance, unfortunately York County does not offer any type of assistance to anyone buying a home that does not have both public water and public sewer. All of the homes I am considering are in rural areas and have either a well, a sand mound type septic or both, because I will be purchasing the home with a Rural Development Loan from the USDA which dictates that the home must be considered rural in order to be purchased through their program.

I have done everything I can to find some type of grant or assistance, but there just isn't anything. I've questioned York Counties policies, but I have been told many times that their isn't anything I or anyone else can do about this.

I am desperately searching for assistance to help with closing costs. Is there anyone who can help me?

Carrie, if I was to only give you one single suggestion of a route to take, it would be to speak to a representative from the Federal Housing Administration. Not only can FHA assist you in getting a mortgage loan, but they can also narrow down the various grants and programs you may qualify for according to your income, location, and occupation status.

Juliann, whether or not you will be eligible for a mortgage depends a lot on the status of your bankruptcy. If you are currently in the bankrupcty process then it will be virtually impossible to get a mortgage loan, and if your bankruptcy was recently discharged you will still encounter problems. While you get back on your feet the best option may be to rent instead of buy. HUD (www.hud.gov) does not only assist with buying homes, but can also assist you in finding a suitable rental property. A HUD representative can also help you figure out what programs you may be eligible for.

You may also want to check out some local charitable groups in the Chicago area who might be willing to assist you in getting a place to stay that will be the right size for your large family. Organizations like Aid for Women (www.aidforwomen.org) and Ada S. McKinley Community Services (www.adasmckinley.org) are examples of two local organizations that can help people in your situation. Look for help, and you may find it.

Alicia, your first choice should be your current lender because they may be able to waive certain fees and requirements since you're already a customer there. This only applies, however, if your lender offers competitive interest rates. Don't stick with a lender just for the sake of consistency if you aren't getting a good deal.

You should take a look at the various lenders offering mortgage loans within your state. I like to use the comparsion tool on BankRate.com because it will show you which lenders are offering the lowest interest rates according to geographic location. Be sure to also check with the FHA (www.fha.gov) because they may be able to help you acquire an attractive mortgage refinance that is specifically designed for converting an adjustable rate mortgage into a fixed rate.

Marion, you're making a smart move by acknowledging that your first step should be to get your money under control. You need a budget, and you need to get into the habit of paying your bills on time. Until then, buying a home - even if you get a grant for the downpayment - will prove disasterous.

Plenty of organizations provide free assistance for creating a budget, but you can also find some great resources online. Get your finances in order, and then you can look into buying your own home.

Felicia, making timely payments is a great way to build your credit score back up. You should also pay down your outstanding balances because your available credit can have a big impact on your score. I suggest you get a copy of your credit report and see where you have room for improvement, and then aggressively attack those areas. You'll get a much better interest rate if you can raise your score above fair. Good luck!

Taina, in addition to checking out the resources in the above articles for single moms you should also take a close look at your financial situation. If you are ready to buy a house (your credit is good, you have extra money in a savings account, etc) then make an appointment to speak to a mortgage loan representative at a local bank. Even if you don't apply for a loan through that particular bank, you may still be able to get some great advice from someone who is familiar with local resources. Good luck!

Rebecca, the reasons you list for wanting your own home make a lot of sense. Whether you can get approved for a mortgage loan depends a lot on how much your pension is and how your credit is. A few years back just about anyone could get approved for a mortgage loan, although the interest rates and terms were pretty bad for some borrowers. With the recent foreclosure trends, however, it's getting harder and harder for some people to get approved for a mortgage loan. Ruth, you may want to consider that right now may not be the time to buy a house. If you're unable to work because of your pregnancy it's likely you won't qualify for a mortgage loan. My suggestion is to contact some helping agencies within your community to see if you might be able to receive some assistance with rent, utilities, food, and medical care if necessary. The Department of Housing and Urban Development does offer assistance to renters, so check out their website for more information: http://www.hud.gov/renting/index.cfm Good luck with the pregnancy and with finding a place of your own!

The answer to your question depends on just how "horrible" your credit actually is. If your credit score is so incredibly low and your credit history is so horribly blemished that you can't qualify for any mortgage loan then you may want to take some time to build your score back up before reapplying. Bring your accounts up to current status and pay down your balances. You may also want to slowly start building up a small down payment, because this will make your mortgage loan application more attractive to lenders.

Angelica, whether or not you can qualify for a loan to purchase a home depends mostly on your credit rating and your income, although some of the programs listed in the above article will help you if your income does not allow you to qualify for a traditional mortgage loan. Check the links in the article to find out what programs might be available to you. As far as purchasing a home with relatives, it's done quite often but you must take care before you put your name on a mortgage loan if it isn't a home you anticipate staying in with your your other family members. Sometimes borrowing money with other people can result in a sour relationship. I wish you luck with whatever you plan on doing, whether it's buying a home or renting instead.

You may also want to find out if FHA has a program suitable for you, especially if you have a limited income or intend to purchase your home in a rural area.
